FSBO Deal Tracker is a web app that scans For Sale By Owner listings across up to 38 US metro areas and scores them for investor distress signals. It extracts seller contact info, tracks price cuts, and provides AI-powered deal analysis — all before properties hit the MLS.

## How it works

1. Automated scraping of FSBO and flat-fee MLS listings from public real estate portals.
2. Each listing is scored 0-100 on distress signals: keywords (e.g. "must sell", "as-is"), photo AI analysis, price/assessed value ratio, days on market, and price cuts.
3. Users filter by market, score, price, listing type, and vegetation level (NDVI).
4. Deal pipeline tracks acquisitions from offer through closing (BUY: 7 stages, SELL: 9 stages).
5. AI Deal Advisor ($10/mo add-on): conversational AI for deal math, market insights, and alert setup. Three voice modes. 50 messages/month.
6. Saved search alerts: custom criteria (market, score, price, keywords) trigger email notifications when matching deals appear.
